Which roof is right for your building?
Start from the situation you are actually in. Each of these leads to a different first question.
Decide the roof design and pitch before you decide the covering. Pitch limits which materials can be used, tile systems need a structure designed for their weight, and the roof shape — hips, valleys, dormers — affects both material waste and labour. Settle drainage and gutter positions at the same time.
Inspect the structure before choosing the replacement material. Purlins, rafters and wall plates may have taken water for years, and a heavier covering cannot simply be laid on a structure sized for light sheeting. Removal, disposal and working around an occupied building also belong in the plan.
Find the source before sealing the visible damage. Water often enters at a flashing, ridge, valley or penetration and travels along a purlin before it appears on the ceiling, so the wet patch is rarely directly under the fault. See roof repair and leak diagnosis.
Roof area, drainage capacity, maintenance access and how the work is phased around operations usually matter more than the sheet profile. Long spans, roof lights, plant on the roof and safe access all change the specification.
Compare the total project, not the price per sheet. A thinner gauge, missing flashings or an unlisted structural allowance can make a quotation look cheaper while leaving the same work to be paid for later. What determines roofing cost sets out the full list.
Material guide
Compare roofing materials before you build or replace
No material is universally best. The right roofing material depends on the building design, structural requirements, budget, appearance, maintenance expectations, site conditions and intended use.
Corrugated metal (mabati)
Profiled steel sheeting, usually pre-painted or galvanised. The most widely used covering in Kenya, from homes to farm buildings.
Strengths: light on the structure, quick to install, widely available, repairable sheet by sheet.
Watch: gauge and coating quality, fixing discipline, noise during rain.
Box-profile & long-span metal
Deeper trapezoidal ribs, often cut to the full slope length so there are no end laps.
Strengths: spans further between supports, fewer laps to leak, suits large roof areas.
Watch: transporting and lifting long sheets, support spacing, thermal movement.
Stone-coated steel
A pressed steel panel finished with bonded stone granules, made to read as tile or shake from the ground.
Strengths: tile appearance at a fraction of tile weight, concealed or clipped fixing.
Watch: system-specific accessories, granule loss, installer familiarity.
Clay tiles
Fired clay tiles laid on battens, interlocking or plain depending on the profile.
Strengths: colour that comes from the material itself, solid feel, individually replaceable.
Watch: weight must be designed into the structure, minimum pitch, breakage.
Concrete tiles
Moulded concrete tiles, typically in a wider range of profiles and colours than clay.
Strengths: robust, widely produced, consistent sizing, individually replaceable.
Watch: heavy — structure and batten spacing must suit; surface colour can weather.
Asphalt shingles
Flexible bitumen-based shingles nailed to a continuous deck over an underlay.
Strengths: follows curved and complex roof shapes, quiet in rain, neat detailing.
Watch: needs a full deck and underlay; pitch and workmanship are critical.

Roof repair
Is your roof leaking?
Sealing the visible damage is the most common roof repair, and the most common reason a leak comes back. Water travels: it can enter at a ridge or flashing metres away, run along a purlin, and appear over a completely different room.
Common causes include damaged sheets, failed flashing, ridge and valley problems, blocked gutters, loose fasteners, deteriorated sealants, roof penetrations, storm damage, poor original installation and age-related deterioration.

Roofing cost depends on the roof area and pitch, the material and its gauge, the structure carrying it, labour, accessories such as flashings and ridge caps, drainage, transport to site and the condition of any existing roof. A quotation is only meaningful once those are known, which is why we measure rather than quote a rate per square metre. See the roofing cost guide.
There is no single best material. The right choice depends on the roof design and pitch, what the structure can carry, the appearance you want, your maintenance expectations, the site’s exposure and the budget for the whole roof rather than the covering alone.
Metal sheeting is usually lighter and quicker to install, and a lighter covering needs less structure beneath it, so the installed cost of a metal roof is commonly lower than a tiled roof of the same area.
Repair generally suits isolated, identifiable faults on a roof that is otherwise sound. Replacement becomes the better option when deterioration is widespread, when leaks keep returning in new places, or when the structure or fixings can no longer hold the covering reliably. Most leaks start at a junction rather than in the middle of a sheet: flashings at walls and chimneys, ridges and hips, valleys, roof penetrations, sheet end laps and fixing points.
It depends on the roof area, the complexity of the shape, the system being installed, the crew size, site access and the weather. We give a programme with the quotation rather than a generic figure.
Ideally: the project location, the building type and stage, roof drawings or dimensions, the roof pitch and shape, whether an existing roof must be removed, your material preference, and photographs of the current roof and ceiling if this is a repair.
It depends on the size of the roof, which is not the same thing. Overhangs, pitch and roof shape all mean the roof surface is larger than the floor plan beneath it.
Floor area is the footprint of the building. Roof area is the actual surface of the sloping roof planes, including overhangs, so it is always larger than the footprint. See how quantities are worked out.
Often yes, where the damage is localised and the rest of the covering is sound. Check whether the profile, gauge and colour can still be matched.
In most cases gutters are worth planning with the roof rather than adding later. Without them, water runs off the edge onto walls, foundations and paving.
Waterproofing is the treatment applied where a roof holds water rather than sheds it — flat and low-pitch concrete slabs, parapets, box gutters, balconies and around penetrations.
Keep gutters, valleys and outlets clear; inspect after heavy storms; deal with coating damage and loose fixings before the next rains; avoid unnecessary foot traffic on the roof.
